Here is exactly how a Greenport project runs, what you approve at each stage, and what we need from you.

Consultation and walkthrough

We meet at the property, look at what is there, and talk through scope and a budget range. If the project is not a fit for us, we say so at this meeting rather than three weeks later.

You decide. Whether to move into feasibility, and what the scope actually includes.

We deliver. A written scope summary and a budget range with the assumptions behind it.

One to two weeks from first call.

Design and drafting

We draft the set, or we work to your architect's. Reveals, scribes, transitions, and hardware are drawn now, because those are the details that decide how the finished house reads and how much it costs.

You decide. Plan, elevations, materials, and the millwork package.

We deliver. Construction documents, shop drawings, and finish samples from the Louise Street shop.

Six to twelve weeks, depending on scope.

Permits

We submit, track plan check, and answer corrections. Timelines vary by jurisdiction. We report the actual position in the queue, not an optimistic one.

You decide. Sign the submittals. Approve any code-driven design changes.

We deliver. Submittal package, correction responses, and the issued permit.

Four to twenty weeks. Marin County and San Francisco run longer than the smaller towns.

Build

One superintendent holds the site and one schedule governs the trades. Cost is reported weekly against the contract. Change orders are priced and approved before the work happens. Everything that gets covered up is photographed first.

You decide. Weekly walk, change orders, and any allowance selections still open.

We deliver. Weekly cost and schedule report, site photographs, and inspection sign-offs.

Three to fourteen months, by scope.

Punch list and handoff

We walk the house with you, write the list, and close it. Final inspections, warranty documents, and as-builts follow. Concierge upkeep continues after the job closes if you want it.

You decide. Walk the punch list and confirm it is closed.

We deliver. Closed punch list, final inspection cards, warranties, and an as-built set.

Two to six weeks after substantial completion.
